Certificates of Location

This document includes a map, as well as a report written by the land surveyor. The land surveyor records their expert opinion on the condition and location of a property at the time the certificate is drawn up. It provides, among other things, the location of a property with respect to the cadastre and the title deeds, as well as information on the laws and regulations that may affect it.

 

The certificate of location is generally required for all real estate transactions. It can be requested by the seller or the buyer, as well as by:

The certificate of location is a strictly private document and is not intended to define the exact limits of a property: this is a matter of boundary marking or staking.


The content of this document is governed by the by-law respecting the standard of practice relating to the certificate of location of the Ordre des arpenteurs-géomètres du Québec (R.S.Q., c. A-23, r.10).

Case of a Private Unit (in a Condo) or a Vacant Lot

In the case of a divided co-ownership (condo), the certificate of location provides information on the location of the private portion. The plan is based on a survey conducted inside the unit. In the case of a vacant lot, the certificate contains a map showing the limits of the property, its dimensions, area and neighbouring properties. It establishes the possibilities for subsequent construction, in accordance with the regulations and laws in force.
